StageTX Start the Team Plan — $499/mo
Virtual staging · For teams & brokerages

Every vacant listing your team holds, staged to one standard.

One furnishings-only rule, one disclosure pack, one clock — the same compliant delivery whether the listing belongs to your top producer or your newest agent. Ordered per listing, entirely by email.

Start the Team Plan — $499/mo

Per-listing packs stay available: Launch Pack — $179 intro, and every agent can start with a free spec. Team deliveries run 12-hour priority, from usable originals.

Built to HAR Rule 1.25.1 — virtual staging limited to furnishings and wall décor, clearly indicated in the Photo Description, on every staged photo.

Sample work from StageTX’s own portfolio builds — the same room, empty and staged. Only furnishings and décor were added; the room itself is untouched.

The problem

Five agents staging five ways is a brokerage risk, not a style choice.

Left to improvise, every agent handles disclosure differently — and the duty sits with the listing broker. Meanwhile the per-listing fix does not scale: physical staging at a $1,500 median (NAR, 2025) times a month of vacant listings is real money. Costed out:

How the listing gets stagedCost TurnaroundMLS disclosure handled
Physical staging — 4 listings (modeled)$6,000/moScheduled per listingYours to manage, per agent
Per-photo outsourcing — 24 photos$576–$720/mo48 hoursNot included

Modeled from published figures: physical staging at the $1,500 median (NAR, 2025 Profile of Home Staging) — the 4-listing row is 4 × $1,500 = $6,000, modeling a month in which four listings are physically staged; per-photo outsourcing (BoxBrownie, $24–$30/photo, 48-hour turnaround; Snappr’s staging-cost roundup, Oct 2026) — the 24-photo row is 24 × $24–$30 = $576–$720. Medians and ranges are not quotes; StageTX prices are the live prices below.

Why teams standardize on StageTX

The same delivery, whoever brings the listing.

1

One standard, every agent, every listing

However your agents work now, their staged photos do not: one agent’s disclosure habits become the brokerage’s problem. StageTX deliveries are identical in structure every time — staged set, paired originals, upload sheet, caption text — no matter whose listing it is.

2

The disclosure pack rides on every delivery

The disclosure duty sits with the listing broker. Our pack is built to HAR Rule 1.25.1 so every agent uploads the compliant way by default — the caption text is written for them, the originals are already paired.

3

12-hour priority on the Team Plan

Four Launch Packs a month on a 12-hour priority clock. A listing that hits the team on Monday is staged before Tuesday’s huddle, not after the weekend.

4

Furnishings only — the rule that protects the brokerage

No changed floors, no softened defects, no invented views — on any photo, for any agent, including the one who asks. The refusal is templated, written, and cites the rule.

5

No new workflow for your agents to adopt

Email the originals, pick a style, get the delivery. There is no software rollout, no seats to provision, no training session. The process your newest agent uses on day one is the process your top producer uses.

6

Flat monthly math

Four physically staged listings at the $1,500 median would run about $6,000 (modeled, NAR 2025). The Team Plan stages four listings a month for $499 — and the fifth is a $179 pack, not a second contract.

For the skeptic — check everything

Exact deliverables, exact limits, in writing.

What every delivery contains

  • A folder per listing address: staged set in listing order + unaltered originals paired alongside
  • The MLS upload sheet: per-photo description text + pairing instructions
  • The caption on every staged photo: “Virtually staged — furniture and décor digitally added; furniture does not convey.”
  • Human QA against the furnishings-only checklist before any delivery sends

Timelines & limits

  • 12-hour priority turnaround on Team Plan packs (24 hours on per-listing packs)
  • 4 Launch Packs per month; unused packs do not roll over
  • 1 regen round per photo included — style, scale, layout
  • Furnishings & décor only — no structural or cosmetic edits, for any agent

Compliance, per MLS

  • Pack built to HAR Rule 1.25.1 (Houston); same disclosure practice for SABOR (San Antonio)
  • Before a first paid delivery in a new MLS, we verify its current virtual-staging rule and use its exact wording if it differs
  • Rule-breaking requests are declined in writing, with the rule cited

Who stands behind it

  • StageTX, operated by Ruben Olaverria (Chitico HQ), Port Arthur, Texas
  • One email thread per listing: [email protected]
  • Exit terms: month-to-month; cancel anytime by link; per-listing packs are one-time
  • What StageTX is not: not a photography service, not a physical stager, not listing advice
How it works

A standard your agents use from day one.

1

Start the Team Plan by link

One checkout. Month-to-month, cancel anytime from the same link. No seats, no onboarding call — there are no calls at all.

2

Each listing arrives by email

The agent sends the originals and a style choice with the 2-minute intake form — MLS named, so the right disclosure wording applies. We confirm the pack is applied under your plan.

3

Delivery within 12 hours, priority

Staged set, paired originals, and the upload sheet in one folder per listing address — identical structure on every delivery, from every agent.

Styles

Four Texas-friendly styles. One standard behind all of them.

Agents pick per listing; the compliance never varies. Samples are StageTX portfolio work.

The rule every photo is checked against.

Honest photos, MLS-safe by process. StageTX adds furniture and décor to your listing photos — nothing else. We never change walls, floors, fixtures, windows, or views, and we never hide a defect. Every delivery includes our MLS disclosure pack: the exact photo-description text for your MLS, and your unaltered originals organized to upload alongside each staged photo. For Houston listings that’s HAR Rule 1.25.1: virtual staging limited to furnishings and wall décor, clearly indicated in the Photo Description.

Requests that would break the rule — remove a defect, change a floor, “fix” a view — are declined in writing, with the rule cited. That is not a preference; it is what keeps your listing safe.

The caption that rides on every staged photo

“Virtually staged — furniture and décor digitally added; furniture does not convey.”

FAQ

Asked by team leads and brokers.

How do my agents submit a listing?

The same way a solo agent does: originals and a style choice by email, with the 2-minute intake form naming the listing address and its MLS — so the disclosure wording applied is the one that MLS requires. We confirm the pack is applied under your plan before staging begins. No portal for your agents to learn, no logins to manage.

What happens after the plan’s 4 packs in a month?

Additional listings are ordered as individual Launch Packs at the current price. The plan never blocks an order and never locks the per-listing packs away — they stay available exactly as they are.

Can we cancel?

Anytime, from the plan link — it is month-to-month. Unused packs do not roll over, and that is stated here before you start, not after.

Which MLS rules does the disclosure pack follow?

The pack is built to HAR Rule 1.25.1 — furnishings and wall décor only, clearly indicated in the Photo Description. Before the first paid delivery in any new MLS, we verify that MLS’s current virtual-staging rule and use its exact required wording if it differs.

Who is accountable for a delivery?

StageTX — operated by Ruben Olaverria (Chitico HQ), Port Arthur, Texas — and a person, not a pipeline: every photo is QA’d by a human against the furnishings-only checklist before a delivery sends. Questions land in one email thread per listing.

What will you refuse to do for an agent?

Anything that alters the home itself: changed walls, floors, fixtures, windows, or views, and any removal or concealment of a defect. The refusal is in writing, with the rule cited — your agents get a clear no they can show a seller, not an argument.

Put every vacant listing on the same standard.
